If you’re like many Fountain Hills home sellers what’s the first thing you do when you are trying to determine the value of your home? You go to Zillow, enter your home’s address and view the zestimate. Ok so you are either totally bummed because the price is way lower than you expected or you are jumping for joy because it’s much higher, either way the zestimate is not correct.
The home values on Zillow are computer generated from public and user submitted data. That means they take all the sold properties in any given area and take a random guess of what your property is worth.
To get an more accurate value of your property you have to compare yours to other recent comparable sold homes ( within 3-6 months) in your neighborhood. Also, you need to access the square footage, recent updates, location, views and all the other features that make your home special.
If you’re in the market to sell your Fountain Hills home it is in your best interest to get the advice of a local Realtor such as myself. The key is to look at sold homes that are similar to yours and within a mile radius if possible. You also want to look at active and pending listings so you know what your competition is. By comparing your home to the current homes for sale you can select a list price that makes your home stand out as the best choice for a buyer.
So remember Zillow, provides a lot of good information but when it comes to your specific home, but computers don’t sell homes!!!
