Fountain Hills Real Estate- Closing Escrow, How Does it Work?

Home closings or close of escrow as it called here, don’t occur like they do in the east and midwest. We do not sit around a closing table for hours on end while the sellers and buyers sign paperwork, in fact here in Arizona buyers and sellers rarely meet. Paperwork is signed days before the actual closing date.

We are a title state and the title companies handle the final paperwork. We do not use real estate attorneys although feel free to hire one if it makes you feel more comfortable but they are rarely needed. Our contracts were written by attorneys so they cover all the basis and are pretty straight forward and easy to understand.

What is the closing process? The final closing documents are prepared by the title company and are signed by the buyers and the sellers 3 days prior to the closing date. If you are financing, the documents will be reviewed by your lender before the funds are sent to title. The closing funds are then disbursed by the title company and the deed is recorded with the county. Once the deed is recorded you receive the keys from your Realtor and you are now officially the proud owner of your new home!!
