So you’ve found the perfect house, what do you really need to know when you want to put in a offer? There are many questions you need to ask yourself to make sure it fits most of your needs but as a Realtor, I think there are only 3 important answers you need to know.
1. How does the sale price compare to recent comparable sold comps? This means comparable homes within a mile that have actually CLOSED escrow in the last 3-6 months. If you are financing this is really a huge consideration as an appraiser will look at the most recent sold data to reach an opinion of value on the home you are buying. This is where my expertise as a Realtor come in, I will never let you over pay!
2. How long has the property been on the market? Has the home been recently listed or has it been on the market for a while. In Fountain Hills homes can sell in a matter of days if priced right, in that case you most likely will pay list price or close to it. If a home is still available after 30 days your chances of getting the home for less money increases. How much less, that would depend on recent sold comps, condition, location and of course the seller.
3. How bad do you want the house? That doesn’t mean you have to over pay, it just means you have to be comfortable in your decision and make a fair offer. How you would feel if for whatever reason you didn’t get the house? It can be very frustrating and emotional to lose a home you love. Only you can decide what that home is worth to you. My advice is to write a clean offer and don’t lowball!
