Fountain Hills has moved into a balanced market. We are going into triple digits temperature here in the valley and real estate sale here in Fountain Hills tend to slow down a bit. Our months of supply of inventory has increased from 6.3 months to 7.2 which means if there weren’t anymore homes listed for sale, that is how many months it would take to sell out of our current inventory of homes. The average days on the market is now 119 where last month it was 116 days. Annual long term appreciation price per sq ft has stayed steady at 3.1%. Homes are selling at an average 95.08% of list price.
All things considered, as always homes priced right for their condition sell rather quickly.
