Fountain Hills market trends for Sept 2015 are showing we are still in a seller’s market but the seller’s advantage is starting to show signs of improvement for home buyer’s. We now have 8.0 of supply which is down from last month but inventory is starting to pick up a bit. We are still seeing a shortage of single family homes under $300,000 price point and I wouldn’t expect that to change much in the near future as prices remain stable.
We had 46 sales this month which is 10 less sales than in Aug. The average days on the market is 129 which is a less than in Aug where we were averaging 136 days on market. Our annual appreciation is about -.02%, last month is was .01%, you can see the market has pretty much stabilized, two years ago we were seeing an annual appreciation of 22.6%.
Fountain Hills is a small community that borders NE Scottsdale. The town is land locked and surrounded by the Indian reservation and the McDowell Mountain Range. This is not a cookie cutter town like many communities throught the valley, you’ll find unique homes with stunning mountain views, a quaint downtown area with art galleries, restaurants and lot of fountains along the avenue. Fountain Park is known for our famous fountain that goes off every hour for 15 minutes between the hours of 9am to 9 pm. We have plenty of winter activites, such as October Fest, Ballet in the Park, two large juried art fairs, one in November the other in February, the only Thanksgiving parade west of the Mississippi, and so much more. Make sure you plan a visit next time you are in the valley, you won’t be disappointed.
