Fountain Hills is a great community no matter where you choose to live, but there are 6 communities that stand out in my mind as extremely popular places to live near the fountain and in high demand. Morningside patio homes, Lakeside patio homes, Arriba Del Lago, Fountainhead, Diamante Del Lago, and Alta Vista. If you see a home come up for sale in any of these communities you better move quick because it’s rare occurrence when they do come up for sale and they usually sell quick!
The community of Morningside patio homes are located right off Panoramic Dr and it’s only a 4 block walk to Fountain Park. Morningside offers approximately 125 single level homes, with 2-3 bedrooms, 2 car garages ranging in sq ft of 1100- 1800 with a community pool and spa. The homeowners take great pride in their community and are always friendly and inviting to new residents. The homes are priced starting in the high $400,000’s for the 2 bedrooms and low $600,000 and up for the 2 bedroom/den homes.
Lakeside patio homes are located right off El Lago Blvd across the street from Fountain Park. Fountainhead luxury condos stand out not only for their excellent location but also because of the southwestern architecture. Located across from Fountain Park, these townhomes are mostly on one level but are either on the first or second floor. There are only a handful of units where no one is above you but those are a rare find as they don’t come up for sale often. Fountainhead condos range in size from 1600- 1900 sq ft and offer huge wrap around decks for taking in the fabulous fountain and mountain views. Prices start in the low $500,000’s.
Diamante Del Lago is another community located near the fountain and nestled high on the hilltop. There are two entrances, one is off Panoramic Dr and the other up on the ridge off La Montana. Single family homes range in size from 1600 sq ft – 2200 sq ft, 2- 3 bedrooms with mountain views, community pool, spa and fitness center. Homes in this community start in the low $500,000’s for the smaller homes, larger homes $700.000+.
Alta Vista is a community of only 42 homes that sit high on the ridge, which backs up to a wide open desert landscape. These gemini homes/townhomes have magnificent mountain views and are in high demand as they do not come available for sale often. The most recent sale went under contract in only 4 days at a sales price of $1,093,856. The 3 bedroom home was approximately 2485 sq ft. which equates to a sale price of $440.18 a square foot.
