At this point, I don’t know all of your particular needs and objectives, nor do I know your financial and family situation. I do know that selling a home can be an extremely emotional time, or a very exciting one. My job is to provide you with guidance and enough solid information so you can make honest, informed decisions based upon facts not hype.
As you look through the following information, please make notes of any questions that you have for me so that we will not forget to address them at our meeting. I am preparing a complete presentation and market analysis for our upcoming appointment.
Things to think about?
1. Will you price your home competitively so it sells within a reasonable time frame?
3. Will you have your home professionally staged?
4. Will you have a pre-listing home inspection and repair/replace what is needed?
5. Will you be working with me as your buyer’s agent to purchase another home?
What we will discuss:
1. The price your home should sell for.
2. What marketing I will do to get it sold.
3. How long will it take. ( according to market data)
4. What I charge.
5. Length of my listing agreement.
The marketing fee is paid to the listing broker, who in turn offers an incentive to cooperating agents to bring a buyer. In order to get top dollar I do the preliminary preparation, paperwork, guide you through the processes of the transaction, get your home listed on a platform that shares it with thousands of like- minded professionals, and get it SOLD!

Important documents required when listing your home for sale:
I use electronic signatures via email so you do not have to print, scan or fax documents to me! All you need is an email address and an internet connection to sign your listing and purchase agreement documents.
Listing Forms– these are forms you sign when you agree to list your home for sale, plus an HOA Addendum if you are located in an HOA.
Agency Form– We represent you as the seller
Property Disclosures– as a home seller you will fill these out and provide to the buyer at contract acceptence.
Market Condtions– condition of the market and the ups and downs related to Real Estate
Wire Fraud– Be aware of wire fraud
NPOA– If your home is located in the NPOA ( exclusive to Fountain Hills)
What I need from you at our appointment:
Homework: As the owners, you know more about the features and emotions of living in your home than anyone else! It’s my job to distill your words into compelling marketing to attract buyers. Please download the seller homework and complete before we get together.
Loan Balance: After inspection your home we will review the market data to understand what the market will bear and how we should price your home. Before we meet please reach out to your lender to get the current loan balance so you can know what you’ll net from the home sale proceeds.
I will need two keys to your home, one for the keybox and another one which I keep at my office.
